Brief

This large Victorian semi-detached house had a small kitchen/dining room located in an original two storey rear extension. An underused north-facing strip of garden ran between this and a garden wall shared with the neighbour.

Response

We designed a side/rear extension providing a large kitchen/dining room with an eight metre wide bi-fold door arrangement. The angled plan form turns the rear elevation into the afternoon sun, creates a triangular external courtyard area and minimises the effect of the extension on the attached neighbour.

The owner of this 1950’s end-of-terrace dwelling required additional living area and a new master bedroom.

Response

In a new two-storey side extension we provided a music room at the ground level and master bedroom with dressing area and en-suite at the first floor. The roof over the master bedroom is vaulted and incorporates remote-controlled rooflights. A gallery over the dressing/en-suite area is accessed via a space-saver staircase and provides a tranquil retreat area. Externally we replaced the plastic weather-boarding with render and added a single-storey zinc-roofed garden room with wood-burning stove.

This Victorian house on a corner plot required a new larger kitchen/dining room with good connection to the rear garden

Response

We designed a split level ‘wrap around’ rear/side extension. The kitchen area sits at the same level as the ground floor of the existing house and a glazed canopy covers the stepped approach to the new ‘back’ door. The dining area is at a lower level to provide easy access to the rear garden via bi-fold doors. The sash windows, stone cills and slate grey zinc roof compliment the external finishes of the original house.

Our client required additional space for dining.

Response

This building sits in a Conservation Area. The semi-circular plan form of the new dining area effectively links the existing kitchen and living rooms whilst allowing the smallish garden to flow around the sides of the extension. The tall glazing, minimal structure and low window cills combine to give the impression of sitting in the garden. The design incorporates a built-in seat for dining and is finished with a zinc roof.

A new rear kitchen/dining room was required together with a new ground floor wc and utility room.

Response

We designed a dramatic angled single-storey rear extension incorporating a full-width strip of rooflights. The slender columns and full width, full height sliding door arrangement provides a lightness of structure and maximum visual connection to the garden.

Our client required a new kitchen/dining/living space and additional bedroom accommodation.

Response

In a ‘Russian-Doll’ form we designed a modern rear extension arranged over three levels finished in render with a zinc roof. At lower ground floor level a full-width rear extension provides new kitchen/dining/living space with good connection to the garden. At first floor level a similar, smaller, extension provides space for a relocated family bathroom- thus freeing-up additional bedroom space in the host dwelling. At second floor level a still smaller dormer extension provides additional headroom and light to the existing staircase and attractive views to the North Downs.

Brief

Our client required a larger kitchen/dining/living room in a new rear extension. We were initially appointed to obtain building regulation approval for a previously designed rectangular ‘orangery’ type building.

Response

During discussions with the client we suggested that an alternative fully-glazed ‘quarter-circle’ arrangement would better allow the rear garden to wrap around the new building and also give attractive views to the North Downs. The overhanging roof contains a wide secret gutter which provides shading from high sun angles and reduces the apparent thickness of the heavily insulated roof. Our designer client (www.experiencedesign.co.uk) has executed a chic interior design scheme that fully complements the building form.

Brief

This house in a Conservation Area had been previously extended with an unimaginative flat-roofed box. Our client required a new kitchen/dining/living area and new utility room.

Response

Using the footprint of the existing extension as a starting point we proposed a new lead-covered pitched roof incorporating roof-lights. The new roof extends out over the garden elevation to create a verandah to new bi-fold doors. This roof also continues around the side elevation to cover an existing bay window and to create a new entrance porch to the front door. Internal walls were removed to create an attractive new kitchen/dining/living area well connected to the rear garden.

Brief

This Georgian house is unusual in that the rear rooms are at two different levels. Our client had previously obtained planning permission for a poorly-designed single-storey rear extension. We proposed a complete redesign.

Response

Our design is a contemporary addition with tall glazing providing maximum visual connection to the garden. The triangular plan form was chosen to provide a large footprint whilst minimising the effect on the neighbouring properties. A continuous strip of roof-light abuts the rear wall of the existing house allowing natural daylight and ventilation into the interior of the plan. A new bookcase/staircase/music centre has made a feature of the change in level required between the existing house and the extension at garden level. A new triangular terrace area anchors the extension into the garden.

Brief

This 1960’s split level house had been previously extended to the rear to provide a dining area, but this area of the house was spilt into a number of smallish rooms with poor connections between.

Response

We removed the flat roof over the rear extension and the main pitched roof over the kitchen area. Internal walls between the existing kitchen and dining areas were removed and the space created was unified under a new roof incorporating roof-lights. The window area was increased and new patio doors lead onto the west-facing terrace. A pair of tall oak doors open to reveal internal views of the new space and of the interesting timber staircase.
